More than 105 000 sq. m of new office space on regional markets

Polish Office Research Forum (PORF) presented data concerning situation on the office market in 8 main regional cities for the first quarter of 2016. According to the analysis, more than 105 000 sq. m of office space were commissioned in that period.

Polish Office Research Forum (PORF) presented data concerning situation on the office market in 8 main regional cities (Cracow, Wroclaw, Tricity, Katowice, Poznan, Lodz, Szczecin and Lublin) for the first quarter of 2016. According to the analysis, more than 105 000 sq. m of office space were commissioned in that period. The greatest number of new areas was recorded in Tricity (43 200 sq. m in 3 projects), Cracow (34 300 sq. m in 4 investments) and Wroclaw (16 000 sq. m in 1 project). Szczecin, Katowice and Poznan were enriched by jointly 11 600 sq. m. All resources of the modern office space in the analyzed regional cities exceeded 3 500 000 sq. m. The biggest number of areas is still recorded in respectively Cracow, Wroclaw and Tricity.

 

In the first quarter of this year, lease contracts in regional cities were signed for nearly 108 000 sq. m. The biggest activity of tenants was recorded in Cracow, where 39 400 sq. m of office space were rented. The biggest transactions concluded in the first quarter are: renegotiation of the contract of Credit Suisse in Grunwaldzki Center in Wroclaw, pre-let agreement concluded by Aon in Enterprise Park in Cracow as well as pre-let agreement signed by Rockwell Automation in A4 Business Park in Katowice.

 

There were still around 378 000 sq. m for rent in regional markets at the end of the first quarter of this year. The highest vacancy rate in that period was recorded in Szczecin (18.3 per cent) whereas the lowest – in Cracow (5.7 per cent). In other analyzed cities this rate amounted to 7.3 in Wroclaw, 7.7 per cent in Lodz, 9.8 per cent in Lublin, 14 per cent in Tricity, 14.4 per cent in Poznan and 17.4 per cent in Katowice.
