ECO Karimpol to develop a new office property in Warsaw

Karimpol's new office building – Equator IV – is developed between the West Railway Station and Plac Zawiszy.

Karimpol is developing a new office property – Equator IV – at Aleje Jerozolimskie in Warsaw between the West Railway Station and Plac Zawiszy. Equator IV will rise 55 meters tall. Gross lettable area is 21 076 square meters including 645 square meters dedicated to commercial and service outlets, as well as canteen. The total space for office lease net is 19 171 square meters. The building will feature 7 elevators, 226 car park spaces in four underground levels, 78 bicycle racks, as well as showers and locker rooms for bikers. Another 27 car park spaces will be available in front of the building. It is the fourth office property in the Aleje Jerozolimskie complex and the eighth investment project of the Karimpol Group in Warsaw. Equator IV is a continuation of the project which we initiated a decade ago, and it completes our investment process at Aleje Jerozolimskie. We hold a valid construction permit. We have signed the contract with consultants and are finalising the selection of the general contractor. We are planning to start construction later this year – said Harald Jeschek, Karimpol Group Managing Partner.

Equator IV is a BREEAM certified building (Very Good). With its finishing materials and energy-saving solutions, the building will be friendly to tenants and the environment. The building has been designed by the architects APA Wojciechowski. JLL and Colliers are responsible for the commercialisation of the project.

The new property will be a continuation of office buildings with a similar architecture and size. It is the fourth office building and completes the coherent complex – said Michał Sadowski of APA Wojciechowski. The building is situated so to ensure indoor exposure to sunlight in all seasons. We made sure than the interior is filled with natural light from dawn till dusk. The space is carefully designed to allow tenants most flexible and efficient layout options.

The ground work and diaphragm walls have been completed on the plot to protect the area. The service was provided by the construction company PORR.
