A project that consists in revitalization of the famous Księży Młyn in Łódź has been rewarded by the British BRE organization within BREEAM Christmas. This is an annual event that distinguishes the most interesting projects from all over the world that were awarded BREEAM certificate last year.

The British developer, St. Paul’s Developer Poland, is an investor who specializes in revitalization of postindustrial projects such as Łódź Textorial Park II, which is situated on over two ha.

The complex is to comprise three office and service buildings. Its total leasable space (26 000 sqm) is situated on the area of the so called Księży Młyn in the former Karol Wilhelm Scheibler textile factory in Łódź. Two historical buildings, where cotton warehouses used to be located, are to be revitalized. Commercial and service premises equipped with modern office space are to be situated on the ground floor. A great asset for inhabitants would be the opening of a library.

The third building with office function is to have 5 aboveground floors and underground garage.

There is also a multifunctional public space around the buildings with small architecture that encourages inhabitants to spend their free time in that place.

 

Textorial Park II is the first office building in Poland that was awarded the highest green certificate in the latest BREEAM International New Construction 2016 system.

Such a high grade for Textorial Park II is a consequence of using many green solutions and creating space that is comfortable to users. It’s worth emphasizing that the grade was granted to revitalized investment, i.e. the one that has additional limits at the very beginning that result from other existing buildings on the plot. A key role in this achievement was played by the integrated process of designing that has been carried out from the earliest stages – says Dominik Włodarczyk, Assessor, BREEAM International, SWECO Consulting.

Horizone Studio from Krakow is responsible for the comprehensive project, whereas certification process has been carried out by Sweco Consulting. The construction works start in 2019.
