Sector of modern business services drves the office real estate market

In 2012, Skanska Property Poland company, sacrificed 70 per cent of its investments to the needs of companies from the sector of modern business services. According to Jones Lang La Salle, companies from this sector occupy about 1 mln sqm of office surface, mainly in cities like Kraków, Wrocław, Trójmiasto, Łódź i Katowice.

The office space market, excluding Warsaw, unequivocally belongs to the clients from the sector of modern business services, who situate and rapidly develop their centers in Poland. Many of them choose Skanska offices – in Wrocław almost two, whole buildings are occupied by companies form the sector and we are negotiating with other companies as far as our other projectssays Waldemar Olbryk, Skanska Property Poland Director.

It is estimated that the sector of modern business services can take up to 1 mln sqm of office space. This data is based on information related to employment rate in the service centers per the number of sqm of office space fallen to one employee. What is interesting, for example, in Kraków or Łódź, the companies from this sector occupy about 40 per cent of the total office asset of the city – says Mateusz Polkowski, senior market analyst, Jones Lang LaSalle.

The companies from the sector of business services need modern and comfortable offices, which fulfill high expectations in data safety, and also huge needs of company’s image. More importantly, more companies pay attention to green solutions in buildings. The philosophy of balanced development becomes, for BPO/SSC centers, an important element of strategy development of the company responsible for frugal and effective solutions, says Waldemer Olbryk.

The investors pay attention to the outsourcing companies’ needs, being aware of  a rapid development of this sector.

For many years, in Poland,  the sector of business services has been developing at a two-digit rate. We can expect, that it will be a stable growth level in the following years. Already centers have secured contracts for 3 to 5 years ahead, since the outsourcing agreements are signed for few settlement periods. Due to the fact, that the best effects result from a long-term cooperation, during which the outsourcing service provider is becoming familiar with the processes and propose different optimizations, says Krysitan Bestry, Managing Director, Infosys BPO Europe. The second condition of the sector stability in the country is acquisition of more advanced tasks, which require expertise, wide availability of human resources, knowledge of foreign languages, understanding of Western culture and convenient localization of crucial clients. Such conditions are neither able to be fulfilled by other counties in the region, nor the world. The tasks which are realized in Polish centers are not able to be transferred to India or China, on the contrary, growing specialization of Poland in this area will easily attract future investments.
