New skyscrapers in place of the old ones

The office market in Warsaw will be soon enriched by new skyscrapers. Some of them are currently being realized and others will be realized in the nearest future in place of demolished buildings.

The office market in Warsaw will be soon enriched by new skyscrapers. Some of them are currently being realized and others will be realized in the nearest future in place of demolished buildings. Such situation occurs in the case of Q22 which is situated on the area of the former Mercure hotel, whereas Ilmet located at ONZ roundabout will be replaced by a 188-meter-high office. The new building will be also realized in place of Kolmex located at Grzybowska Street. Moreover, Universal situated behind Rotunda at the crossroads of Jerozolismkie Avenue and Marszałkowska Street will also be demolished. In autumn 2016, Commerz Real will start realization of its new building in that place which will offer 28 000 sq. m.

 

According to the experts of Walter Herz, there are currently approx. 700 000 sq. m of offices realized on the area of the capital. There will be even more of them on the Warsaw office market in 2016 in comparison to the previous year. The commission of about 30 office buildings is planned on this year.

 

Q22 is being realized in the business center of Warsaw at the crossroads of Jana Pawła II Avenue and Grzybowska Street. It will offer more than 50 000 sq. m of office area. The ground floor of the building will be occupied by a representative and glazed lobby whereas office premises will be located on the floors 2-14 as well as 18-39. The remaining part – the levels 14-17 – is designed for special functions such as conference center, fitness club or restaurants. The users of the building will have 348 parking places in the five-tier underground garage at their disposal. The structure received the BREEAM Interim certificate at the Excellent level with the result of 79.1 per cent, which is one of the highest grades in this category in Poland. The project of the building was devised by the Kuryłowicz & Associates studio in cooperation with Buro Happold Poland. The investor and developer of the building is Echo Investment.
