ECO Skanska is selling its largest office building

Skanska Property Poland is selling Dominikański office in Wrocław. The largest building which is being realized by the developer will be from now on the property of Union Investment.

Both companies have already signed a contract concerning the future transaction. The handover of the complex to the investor is planned on the fourth quarter of 2015.

 

Wrocław was the first market in which we decided to invest seven years ago, except for Warsaw. Its dynamically development caused that now it is a place where we have the greatest number of projects. The city recorded the highest „leap” in 2014 in a prestigious Tholons ranking of the best outsourcing locations all over the world. Moreover, it is in the first ten of the European countries which are the most attractive for foreign investments. The selling of Dominikański to Union Investment fund confirms the increasing position of Wrocław, also on the international market – comments Mariusz Krzak, director of the region in Skanska Property Poland.

 

The office will offer 40 000 sq. m of modern rentable area class A, located in the central point of the capital in Lower Silesia, next to Dominikański square. At present, the structure is rented in 50 per cent by such companies as: HP Global Business Center (16 400 sq. m), Deloitte and PKO BP. Moreover, local departments of Skanska have their registered offices here.

 

Union Investment owns properties in Warsaw, Katowice, Cracow and Łódź. Dominikański was a natural investment choice for us. It is a high class office building in a prestigious location which meets demands of big tenants. The potential of Polish regional cities is more and more recognizable in the Central and Eastern Europe. It is also a merit of such developers as Skanska Property Poland – says Philipp La Pierre, Head of Investment Management Europe in Union Investment.

 

Colliers International consulting company advised Skanska Property Poland in the transaction whereas Dentons legal office provided legal consulting. Moreover, the purchaser was advised by JLL company.

 

Dominikański is pre-certified in LEED system on Gold level which means that it will bring some energy savings to tenants amounting 19 per cent and 40 per cent of water savings in comparison with referential buildings.

 

Additional characteristic of this project will be a combination of modernity with history. On the plot purchased by Skanska, there is a historical Pałac Oppersdorfów which will be an integral part of the office complex after the revitalization. In the building opened for the city there will be also a public patio – and green as well as a friendly small architecture, service locals and restaurants in it.
