A sales transaction concerning one of the most modern offices in Łódź was finalized at the end of March.

Green Horizon is located at Pomorska 106 Street in Łódź. The building was completed in the second quarter of 2013 and it offers ca. 33 000 sq. m of modern office area class A, almost totally rented mainly by companies from the sector of modern services for business. The list of the major tenants includes i.a. Southwestern and Infosys BPO Poland, which occupies over 21 000 sq. m. Green Horizon received the LEED certificate on the gold level.

 

The possibility of a sales transaction concerning the Green Horizon investment owned by Skanska Property Poland for Griffin Real Estate has been already mentioned at the end of last year. Green Horizon is an important canvassing for us due to many reasons. First and foremost, it is an attractive office structure with a great business potential. It is reflected by long-term lease contracts, a very good location and a high class of the structure. Additionally, we are convinced that investing on that market is more and more profitable while observing a dynamic development of Łódź – comments Dorota Wysokińska-Kuzdra, Senior Partner from Griffin Real Estate.

 

The legal consultancy during the process of takeover was provided by representatives of the Linklaters legal office on the part of the purchaser. The commercial consultancy was entrusted to Colliers International, whereas the technical consultancy – to APP-Projekt. Skanska Property Poland was advised by Cushman & Wakefield and the Dentons legal office in the sales of the property.

 

Green Horizon was our first investment in Łódź and now we are planning other ones. The last report by fDi magazine distinguishes Łódź as a city with the best strategy for foreign investments. It gives a stable foundation for the future development of the city. Furthermore, it will also attract other investors and provide a continued interest among tenants in modern office area – says Krzysztof Wilczek, director in a northern region in Skanska Property Poland.

 

The purchase of property from Skanska is another transaction in Łódź for Griffin. The investor took over an area of a former Scheibler factory last year. Moreover, Griffin also owns properties in the largest Polish cities, i.a. in Warsaw, Cracow, Katowice, Wrocław and Poznań.
