There will be five tallest office buildings of total space amounting to over 202 thousand sqm delivered to the Warsaw market in 2020.

There will be five tallest office buildings of total space amounting to over 202 thousand sqm delivered to the Warsaw market in 2020. This huge value may be compared to 28 football pitches. The largest investments are Mennica Legacy Tower, Varso II, Skyliner, The Warsaw HUB, or DSV HQ.

 

The City of Warsaw Abounds in Office Space

There will 19 new office buildings delivered to the Warsaw market by the end of 2020. Their total size will amount to ca. 423 thousand sqm. The buildings that are to be commissioned in other regional cities will be of much smaller office space. It is estimated that ten tallest investments outside the capital will deliver ca. 207 thousand sqm of leasable space.

Warsaw is not going to give priority to other cities. The capital will outclass other regions due to new working space this year. Many tenants, who collided with quite a big supply gap, especially in the capital, have been patiently waiting for these commencements. The office market in our country is constantly growing in other big cities such as Katowice, Gdańsk or Wrocław. They have a huge potential that attracts investors. The year 2020 is special due to newly launched investments on the Warsaw office market, however, I forecast that other cities will be hard on its heels in the next years – says Mikołaj Sznajder, Director of Office Space Department, CBRE.

 

Warsaw: The Tallest Office Buildings

The tallest office building in Poland which is to be commissioned in 2020 is Mennica Legacy Tower. There will be over 46 thousand sqm of office space delivered to tenants. This 32-floor skyscraper is situated in the Warsaw’s Wola district in the strict city center.

There will be also Varso II at Chmielna Street in the center of the capital as well as Skyliner next to the metro station Rondo Daszyńskiego. Each of them will deliver ca. 44 thousand sqm of office space.

The panorama of the capital will be enriched by The Warsaw HUB and DSV HQ. The first building is situated in the city center, whereas the latter one – in the Służewiec district. The total space of five skyscrapers will amount to ca. 202 thousand sqm. This size is comparable to the size of 28 football pitches.

 

Office Buildings In Other Polish Regional Cities

In regional cities, ten tallest office buildings commissioned in 2020 will make ca. 207 thousand sqm available to tenants. Five tallest investments outside Warsaw are Face 2 Face II in Katowice, Olivia Prime B and Wave Phase I in Gdańsk, Centrum Południe I in Wrocław and High5ive in Krakow. Each investment will deliver from 21 to 26 thousand sqm of office space.
