In 2013, new spaces will occur on the office market despite developers' foresight before other investments.

Warszawa is a leader in the country with 700 000sqm of office space in the process of building. According to Jones Lang LaSalle, further places went to Wrocław - 127 700sqm; and Kraków, where just in the last quarter of 2012, five new investments with a total space of 55 000sqm are in the process of building.

It is worth to emphasise that developers precede every investment with meticulous analysis. Safety is sometimes a stopping with the execution by the time almost a half of the space of the structure won't find leaseholders, which is also a requirement of many banks in crediting.

In Warsaw, in 2012, 200 000sqm of offices were commissioned, according to data of Cushman&Wakefield. As prognosis say, another 314 000sqm will occur on the capital's market in 2013. Over 570 000sqm were leased in the capital. 280 000sqm was in other cities. As Savills quotes, the biggest supply took place in Kraków, Wrocław, and TriCity.

CBRE's analysts say, that the highest increase of supply in offices in Warsaw will characterize also districts such as Bielany and Praga. The reason of this is availability or plan of metro development. Building of another infrastructural investments such as bridges or fast roads will influence interest in spaces.

Representatives of PBM Południe Development also affirm the supply on offices in the region where the metro development is being done. They give two factors on which especially leaseholders pay attention: lower prices of lease outside the city's centre and convenient access to work.

Mainly companies with a foreign and mixed capital are interested in spaces in modern high quality offices. They also lease bigger spaces, from 300 to 600sqm. Local, small and average companies usually lease smaller spaces.
