CH ESTATES Sp. z o.o. has been realizing a building of a modern office at Staromiejska 12a Street in Katowice since December 2014. The structure will offer 2079 sq. m of total area, including 1227 sq. m of office area intended for lease and ca. 220 sq. m of gastronomic area. The fundaments have been already finished and building of the first tier is in progress. According to the schedule, the commission of the building is envisaged on January 2016.
The investment is being realized in place of a former Młyn Parowy. The historic development became an inspiration for architects of Staromiejska 13a in which architecture will refer to a former function of this location. A small 5-tier office class A is going to be realized along with a green roof and comfortable premises for companies from different industries. The investor also modernized the nearest surrounding of the office – yard and passage running to the interior as well as elevation of adjacent tenement houses. Thanks to taken actions, the abandoned and neglected place will have a new character and it will once again become an important point on the map of the Upper Silesia capital.
Moreover, modern solutions such as HVAC, BMS, detailed measuring of consumed energy and water, air humidity control, LED lighting, water-saving fitting as well as system enabling consumption of storm water will be implemented in the office certified in the LEED system. In effect of applied systems, all tenants of the office will bear much lower exploitation costs thanks to working in a healthy microclimate.
CH ESTATES Sp. z o.o. is in the same capital group with PRO-INVEST which is specialized in general contracting of modern and ecological construction buildings. Furthermore, the investor is planning a building of other offices in the central area of Katowice – including realization of its own headquarters.
