Nobody want to buy the PKS Poznań plot

PKS Poznań, after failed attempts at selling the property on Stanisława Matyi Street in Poznań by the way of tender procedure, announced a negotiations procedure.

PKS Poznań S.A. has been making, hitherto unsuccessful, attempts at selling the property on Stanisława Matyi 1 Street in Poznań. On 4th February of the current year, the sale by way of negotiations has been announced. Previously, PKS invited bids whose price went from about 116 million zloty to 98.7 million zloty.

 

The deadline for investors making offers is 21 March of the current year. Then, there will be talks with concerned parties and until 30 April the entity will be selected with which PKS will conclude the letter of intent which will allow to undertake a detailed due diligence of the property.

 

Negotiation procedure is much more favourable for the buyer than tender procedure. It reduces the risk and is much more accessible, since it gives the ability to submit variant bids as well as to negotiate additional conditions of the transaction.

 

The property put up for sale is located in the very centre of Poznań, in the vicinity of shopping mall Poznań City Center Development, surrounded by residential and service buildings. In accordance with the decision from April 2013 and design made by Pracownia Architektoniczna Grzegorza Czerwińskiego, six buildings will be constructed on the property: two residential, multifamily dwellings with services on the ground floor and four office and service buildings. The combined area of the complex will amount to 62 670 sq. m of office and service space, 15 335 sq. m of commercial and service space, and 20 370 sq. m of residential space. The project includes also 1172 parking places.
