Innovative Mixed-Use Concept Instead Of Old Factory

A general contractor of revitalization project of the former Norblin factory in the Warsaw’s Wola district is Warbud SA. The commissioning is envisaged for Q4 2020.

We already know the main general contractor of revitalization project of the former Norblin factory. A special purpose vehicle of Capital Park Group – ArtN Sp. z o.o. has chosen Warbud SA. The company will be responsible for carrying out a main package of works and coordinating the entire investment. The total value of works amounts to over 500 million zlotys. The scope of works has been divided into four key subjects (Warbud will conduct works in cooperation with Soletanche Poland Sp. z o.o., TKT Engineering Sp. z o.o. and Maat4 Sp. z o.o.). The project is being implemented in the design and build system.

Works that secure the existing buildings, dismantling and disposal of machines and other elements envisaged for reuse after their renovation have been conducted on the area of ArtN since November 2017. From the beginning of December 2017, Soletanche Poland, responsible for performance of technical foundation works, slurry walls, barettes and jet-grouting, started its actions at the construction site. The completion of this stage is envisaged for Q4 2018. Other cooperating companies will be Maat4 and TKT Engineering. Maat4 will carry out the internal electric and telecommunication engineering installations whereas TKT Engineering will carry out the internal sanitary and mechanical installations.

Due to historical conditioning of this area and a great number of complicated processes such as the entire displacement of one of the historical buildings, adaptation of historical development to a newly designed part of the investment, including combination of many usable functions of the building, we’ve been searching for partners who would be able to conduct an executive process in a complex way and who would have an experience in execution of demanding projects. We’re carrying out actions in accordance with the schedule so that we could make public and commercial space of a new quality available to visitors – says Sylwia Filewicz, Head of Development & Construction, Capital Park Group. 

ArtN is an innovative mixed-use concept that consists in revitalization of a historical area in place of the former Norblin, Bracia Buch and T. Werner factory. PRC Architekci is responsible for a complex project. ArtN is situated in the Warsaw’s Wola district between Prosta, Łucka and Żelazna Streets. The project envisages revitalization of 9 antique and 2 historical buildings as well as 44 machines and devices from the former Norblin factory. The entire area of ArtN will be a public space available all day long. There will be over 64 000 sq. m of usable space on 2 ha, including 40 000 sq. m of office space and 24 000 sq. m of entertainment, service, commercial and cultural space. There will be also a theatre, cinema and BioBazar. The project will be completed with the Open Museum of Former Norblin Factory, where unique collections of platers as well as renovated historical machines will be exhibited. Both investor and initiator of the revitalization project concerning the former Norblin factory is Capital Park Group.
