The lease agreements were signed in the Irydion office building on the amount of jointly ca. 3000 sq. m last year. New contracts were concluded by such companies as Rockwell Automation Sp. z o.o. (670 sq. m), Dom Deco (650 sq. m), Libris Polska (400 sq. m) or Szafran Catering (240 sq. m). Moreover, the present tenants in the building decided to select a new area – that is PKP SA (expansion by 720 sq. m) and BZ WBK (expansion by 250 sq. m).
As Marzena Zielonka, Senior Consultant in Lease Department for Office Area in JLL, comments – 2014 was a very good year for the Irydion office building. The structure arouses a great interest among new tenants and inspires confidence among present companies which select a new area and extend foregoing contracts with development of structures. It results from the combination of such elements as attractive commercial conditions, good reputation, finishing standard and comfortable location.
Irydion is located in the Warsaw Żoliborz district – a dynamically developing office location which is an interesting alternative for the Central Business Area. The structure is characterized by a good exposure – that is in the first development’s line at the crossroads of Powązkowska and Krasińskiego Streets. A big asset of the building is also a location which enables an easy access to the strict center of Warsaw to both motorized people and those who use a public transport. Moreover, there will be Klif and Arkadia shopping malls located in the neighborhood of the building.
Irydion offers jointly ca. 9200 sq. m of rentable area on 5 aboveground tiers. At present, there are ca. 1300 sq. m of office space available in the building which may be adjusted to the needs of a certain tenant. The area may be also divided into small modules from 300 sq. m.
The owner of the structure is Aviva Investors Central European Property Fund. The exclusive agent for lease of the office area in the Irydion building is an international JLL consulting company.
