Cotex Office Center is one of the examples of office structures which were realized in result of modernization conducted in old factory buildings. In this case, a knit workshop has been functioning formerly in the modernized office and the building was founded in 1975. Due to the fact that it has become very well recognizable by inhabitants of the city for 40 years of its realization and it signed itself in local landscape, the investor decided to maintain its original construction. Our objective in the realization of the investment consisting in building of Cotex Office Center was to achieve measurable effects resulting from the synergy of a proper selection of the project, method of its realization as well as added value which translates itself into financial performance – says Krzysztof Łukaszewicz, Chairman for Administration, Cotex Office Center Sp. z o.o.
Works at realization of the investment were completed in the first quarter 2015. In effect, the office with usable area amouting to over 10 319 sq. m was built. It offers modern office as well as commercial and service zones. The five-tier structure is equipped with e.g. access control system, round-the-clock security, 2 independent car parks with over 250 parking places for tenants and their clients. Tiers from 1 to 4 are intended for office areas and the remaining part is a service part with medical center, post office, gastronomic premises, SPA, fitness/gym/dancing school as well chemist's and bank. The investor decided that the office will be intended for a broad group of tenants. Some industries were generated but we are not closed for other clients. Such example is signage of an agreement with APS (Arvato Services Poland) which is a member of the Arvato AG group and the international Bertelsmann SE & Co. KgaA media concern – comments Krzysztof Łukaszewicz. As a target, 270 people will find a job in that place.
The office is situated in a convenient location at the crossroads of Józef Piłsudski and Graniczna Streets which are the main communicational artery of the city of Płock. It enables potential tenants quick and easy access from or to other parts of the city as well as to roads leading out of the city in different directions.
Płock is located in the central Poland in the Mazovian voivodship. It is in the cutting edge of the most dynamically developing cities in the country – comments Krzysztof Łukaszewicz. Considering that the investment potential of smaller cities is increasing, Płock may be an interesting alternative for big metropolises, mainly from the point of view of enterprises which are looking for a location for their business outiside the big public centers. In the era of the global crisis, companies are moving their headquarters to smaller cities. One of such cities is Płock offering attractive lease rents which differ from the prices in the capital – explains Krzysztof Łukaszewicz. One of the biggest assets of Płock is location in proximity of nearly ca. 100 km to Warsaw. Moreover, many research centers are functioning in the city such as Warsaw University of Technology, State School of Higher Professional Education and Pawel Wlodkowic University College. The presence of universities guarantees future tenants the access to qualified personnel and managers.
