A location of your office building still plays a key role from the point of view of a tenant, however, it is now perceived differently than several years ago. A central location is frequently in decline in favor of a perfect communication, understood as an access to well-developed road infrastructure as well as means of public and intercity communication. No wonder that the surroundings of the most important railway stations are becoming more and more popular in Poland from year-to-year. Often neglected and empty in the past, now they are being transformed into modern business districts.
The potential of the neighboring railway stations as a perfect location in the west of Europe in respect of business centers started to be appreciated long time ago. This trend has recently become popular in Poland and one of its precursors on the Warsaw market was the international developer group HB Reavis.
– An office in the neighborhood of Warsaw railway station is an interesting alternative to the existing business districts, which are often cramped and crowded and thus often not easily accessible by means of public communication, not to mention intercity communication – says Stanislav Frnka, Chairman of the Board of HB Reavis Poland. He adds: – As HB Reavis we are observing the market and the changing needs of tenants very carefully. For instance, last year we observed that our tenants more and more frequently appreciated not only the central location of a given investment, but also its communication in particular. Following this path, we decided to purchase undeveloped plots situated in close proximity to the two important hubs for Warsaw: Warszawa Gdańska or Warszawa Zachodnia railway stations. A huge success of the projects located on those plots proved that our decision turned out to be success; not only from the point of view of employees commuting to the office by means of public transport, but also from the point of view of passengers of railways, who gained an access to a broader service and retail offer as well as friendly public zone surrounding our investments, thanks to close proximity to high class office complexes.
HB Reavis also decided to realize two out of four projects in the capital situated in the neighborhood of the two railway stations mentioned above. First of them is Gdański Business Center (GBC), completed in summer 2016. The second one is West Station, which is being realized next to Dworzec Zachodni railway station; first stage of this investment has already been commissioned.
