Can you characterize a typical client who benefits from fit-out?

Most frequently, it is the final user of space, that is tenant or owner of property who prepares space to the needs of tenants within lease contract.

 

What are the requirements of modern clients within fit-outs?

The most important requirement of clients and the biggest challenges are the budgets and deadlines. Only the rich experience of contractor, very detailed schedule of works and delivery of materials allow to conduct works within a very short period, in the highest quality and keeping to the budget.

 

What are the current trends in the area of fit-out?

New trends in organization of office space are completely different in comparison to those from 5 or 10 years ago. At present, functionality and maximal adjustment of the office interior to the needs of companies are of great importance. Strict and standard solutions are no longer popular and they are replaced by open and flexible areas, which favor creativity and give employees a chance to relax during work. Office should be visually attractive. Therefore, traditional coloring of walls, ceiling and floors is replaced with more interesting and visually attractive solutions. Architects search for solutions which allow to meet needs of different employees. One of the biggest challenges is such arranging of space that enables work in silence and easy interaction between employees, which contributes to enhancement of information flow and which has a positive impact on increasing effectiveness of employees.

 

Are there any differences between fit-out project and other construction projects?

The fundamental difference is that the scope of any fit-out project is much bigger than performance of construction works. First and foremost, fit-out project consists in knowing the needs and expectations of clients and taking them into consideration while arranging space; this difference can be compared to the difference between purchase of a ready suit and tailored suit: the ready suit is cheaper, of course, but it frequently does not fit in some places and it tickles. Fit-out project provides tenants with tailored space, which exactly fits not only the clients' needs but also their budget.

 

How can fit-out contribute to effective use of space?

In case of fit-out project, as I mentioned earlier, space is created depending on the needs. It therefore provides the most effective use of space.

 

What is the main factor that allows Interbiuro to operate in accordance with the main motto: "We are in control of time and space"?

The main strength of any company is its team. Our team is composed of experienced designers, logisticians and project supervisors. Thanks to the fact that we have specialists of different fields related to realization of projects under one roof, we combine practical and technical aspects as well as experience and thus we can react quickly, efficiently, and most importantly – effectively. We can arrange areas which are friendly to both employees and clients.

 

Can you give us some examples of fit-outs by Interbiuro?

We realize dozens of projects within a year; starting with very small projects for 100-200 sq. m, and ending with big and complicated realizations such as offices of Selena for almost 3000 sq. m, rearrangement of 2200 sq. m in Grunwaldzki Center in Wrocław and the current realization of 5500 sq. m for Ikea Purchasing Services Poland. At present, we are under realization of 6 fit-out projects.

 

Do you think that the construction office market is going into the direction of complex realization, which are going to be more and more popular?

Definitely yes. As I mentioned earlier, today the most important value is time and thus we attach greater importance to services that save it. The saturation of the office market is also not without significance; hence the increasing percentage of unrented areas, in case of which their efficient adjustment to the needs of tenants quickens the lease process and generates income for their owners.

Trudno się z Tobą nie zgodzić. Wizerunek firmy powinien być spójny. Właśnie dlatego, jeśli firma wprowadza się do nowego biura, to powinna zadbać o to, aby było one dopasowane do marki, branży i pracowników. W tym wypadku realizacje typu fit out oferowane między innymi przez TotalSec są idealnym pomysłem. Można bowiem stworzyć biuro "skrojona na miarę".

Niektórzy nie zdają sobie sprawę z tego jak wygląd biura wpływa na odbiór firmy. Nawet problemy z rekrutacją mogą wynikać z tego jak wygląda dane miejsce. My ze starego biurowca przenieśliśmy się do nowszego budynku i urządziliśmy je z pomocą firmy Forbis, która wszystko zaplanowała oraz wykonała łącznie z meblami. Odbiór nas jako partnerów biznesowych zmienił się diametralnie. Ludzie zaczęli traktować nas poważnie. Niby liczy się wiedza i doświadczenie, a jednak pierwsze wrażenie robi swoje
