"Green" office building is to be built in the Żoliborz district

Modern office building Garden Plaza is to be built in the Warsaw's district Żoliborz.

In Elbląska Street in the Warsaw's district Żoliborz, near the expressway S8, a Class A, four-storey office building is being built. The building is going to offer a modern office area totalling 13 000 sq. m. and 130 parking spaces. It is the first building in this region that will vie to receive a BREEAM environmental certificate. SGB Fortune MA is a project's investor, whereas FB Marek Antczak is the general contractor. Garden Plaza is planned to be commissioned in the third quarter of 2014.

The builidng's total lease area (GLA)  will amount to about 9 000 sq. m. The parking spaces will be located in the underground car park, whereas cyclists will have the opportunity to use a roofed bicycle parking. According to the project, the building will be in the shape of pentagon with rough sides. In Garden Plaza there will be also a place for an inside patio as well as an open plan area with designed vegetation and elements of street furniture.

Apart from the office areas, there will be also a place for a commercial complex wich will include banks' branch offices, restaurants, kindergartens and a fitness club. In the office building Garden Plaza high-quality materials, such as granite, marble, steel and glass will be used. A glazed facade which will provide a good level of illumination, whereas tilt windows will guarantee fresh air supply.

Within the vying for a BREEAM certificate, in Garden Plaza a number of energy-saving and pro-environmental solutions will be applied. The building will be equipped with integrated installation management system which will minimise water and electric energy consumption as well as will optimise temperature and illumination level. In order to ensure the effective promotion of companies, a system of interior multimedia projectors will be placed in the building.
