From the very beginning Q22 is being realized in accordance with comfort of future users which, in turn, goes in hand with a high standard. In Q22 office some factors such as: energetic effectiveness, applied materials, healthy work environment and waste management were measured. Such high assessment of Q22 is a reason to great happiness and at the same time the confirmation of the highest class of this office investment. BREEAM certificates on Excellent level were granted only to few buildings in Poland, therefore I am so glad that Q22 office is now in such a prestigious group of the highest position – says Igor Grabiwoda, chairman of Architect Team in Office and Hotel Department in Echo Investment.
Echo Investment company realized eight buildings which received BREEAM certificates – Q22, two buildings of Park Rozwoju in Warsaw, Aquarius Business House in Wrocław, the first stage of A4 Business Park in Katowice, Oxygen in Szczecin (two BREEAM In-Use certificates: Building Management and Asset Rating), Amber Gallery in Kalisz and CHR Galaxy in Szczecin.
BREEAM assesses buildings in terms of their eco-friendliness and comfort of a future user. A structure is evaluated on the base of scoring – granted scores are calculated on per cents which are then multiplied by weight assigned for a certain category. As a result, granted points give a score in a 6-degree scale: <30 per cent – Unclassified, 30 per cent – 44 per cent – Pass, 45 per cent – 54 per cent – Good, 55 per cent – 69 per cent – Very Good, 70 per cent – 84 per cent – Excellent, >85 per cent – Outstanding. The most popular kinds of certificates are BREEAM Interim (design stage of investment), BREEAM Final (project’s confirmation) and BREEAM In-Use (existing building).
Q22 offers over 50 000 sq. m of office space in place of demolished Mercure hotel. All materials acquired during the building’s demolition were recycled, thanks to which 1 500 tons of steel and 25 000 tons of concrete aggregate were accumulated. On the beginning of October, the building of underground part was finished. Currently, aboveground works are being conducted. The shell building’s constructor is Modzelewski & Rodek. Q22 project was designed in Kuryłowicz & Associates studio in cooperation with Buro Happold Poland.
The office’s commission is planned on the first quarter of 2016 and the value of the investment totals 500 million zlotys.
