The first project of STRABAG Real Estate GmbH in Poland was awarded LEED Platinum. ASTORIA was initially precertified in the LEED system at the Gold level during the construction, however, it received a higher certificate after the final assessment of all green solutions implemented in the office.
ASTORIA is our first investment in Poland. The LEED Platinum certificate reflects both engagement and huge efforts of our whole team in the realization of this unique building. The obtainment of the certificate at the higher level than it was expected crowned the international experience of our company in the area of implementation of green solutions. The Platinum certificate represents our engagement in propagation of principles of sustainable development in construction – says Michael Markart, Regional Director for Development of Design in Central and Eastern Europe, STRABAG Real Estate GmbH.
ASTORIA Premium Offices was constructed in accordance with the principles of sustainable development. Many green solutions such as LED lighting as well as systems limiting the energy and electricity consumption were applied in the office. The use of the system of thermo-active ceilings (Concrete Core Tempering) is to save the electricity by even 30 per cent, whereas the combination of cooling and heating ceilings with the efficient ventilation system are to enhance the quality of thermal conditions inside the building and thus the comfort of work.
Additionally, the optimal access to the sunlight and the comfort of use are provided with such solutions as: adjustable windows, automatic external and internal shutters, modern system of steering of the internal lighting DALI as well as glass façade of the increased thermal features.
The project was also appreciated for the sustainable land development. First of all, green terraces are arranged on the last tier of the building. Secondly, ASTORIA supports the ecological solutions by facilitations for bicyclists. The realization of the office was conducted in accordance with the application of green practices; 75 per cent of the construction waste were recycled and utilized.
ASTORIA Premium Offices offers more than 18 000 sq. m of office space and ca. 900 sq. m of retail space with the underground garage for the future tenants. The general contractor of the project is STRABAG Sp. z o.o., whereas Colliers International is the exclusive agent responsible for lease of space in the building.
