One of the three buildings of Warsaw Spire has just gained a new owner. It has been bought back from Ghelamco by CA Immo. The value of this transaction amounts to ca. 100 million euro.
– We would like to congratulate CA Immo on choosing building B which belongs to Warsaw Spire. This is a perfect and extremely prospective decision. This transaction increases the investment value of our projects and strengthens the position of Ghelamco as a leader on the Polish real estate market – says Jeroen van der Toolen, Managing Director of CEE, Ghelamco. – Warsaw Spire is the best office investment not only in Poland but also all over the world, which has been confirmed by the prestigious award MIPIM Awards 2017. The location in a dynamically developing business center of Warsaw, highest class offices and direct access to the European Square, that is a unique public space – these are the factors which certainly guarantee commercial success – adds Jeroen van der Toolen.
– The office real estate market in Warsaw is highly dynamic, even with the limited number of key investment opportunities. The building, whose long-term tenant is the European Union institution Frontex, is an incredibly valuable and important element of our portfolio. Such situation provides us with financial stability which, in turn, allows to strengthen our presence in Warsaw and which constitutes a perfect completion of development activities in Germany – says Frank Nickel, General Director of CA Immo.
Ghelamco was advised by JLL, CBRE and Dentos during the transaction process, whereas CA Immo was represented by Greenberg Traurig, Arcadis and KPMG.
Building B, which belongs to Warsaw Spire, was completed in 2015. The building offers 21 600 sq. m of leasable space, 96 per cent of which are occupied by offices. The building was awarded the title: The Best Office Investment during MIPIM Awards 2017. The office space is occupied in great measure by Frontex – European Border and Coast Guard.
