The business center in Służewiec definitely still attracts new tenants. Although it struggles with infrastructural difficulties, some actions aimed at their solving have already been undertaken. Tenants are interested in this district mainly due to attractive rent rates as they are averagely 30 per cent lower than in the offices situated in the neighborhood of the Warsaw’s Śródmieście district. Build and Lease in Służewiec
Służewiec remains an attractive location for both investors and tenants as there are constantly new lease contracts and investments in this district. There can be even 300 000 sq. m of offices on the plots secured by the investors in Służewiec, however, some developers consider the opportunity of changing the functions of some planned investments. According to data prepared by Walter Herz, there are over 70 000 sq. m of office areas under construction in this district.
