Is the Warsaw’s Służewiec district still attractive in the eyes of tenants?

The business center in Służewiec definitely still attracts new tenants. Although it struggles with infrastructural difficulties, some actions aimed at their solving have already been undertaken. Służewiec abounds in office space. The district offers over 1 million sq. m of office space and thus it constitutes the largest office area in the country. Tenants are interested in this district mainly due to attractive rent rates as they are averagely 30 per cent lower than in the offices situated in the neighborhood of the Warsaw’s Śródmieście district. The important factor is that competitive prices are related to good offers as the majority of the offices in Służewiec provide modern office space class A.

Build and Lease in Służewiec

Służewiec remains an attractive location for both investors and tenants as there are constantly new lease contracts and investments in this district. There can be even 300 000 sq. m of offices on the plots secured by the investors in Służewiec, however, some developers consider the opportunity of changing the functions of some planned investments. According to data prepared by Walter Herz, there are over 70 000 sq. m of office areas under construction in this district.

Służewiec is currently undergoing an infrastructural transformation due to spatial arrangement, whereas competitive prices and improving communication make that this location arouses great interest among companies which seek for office space in Warsaw.
