2012 will bring growth

Apart from Warsaw, the situation will improve in Tricity and in Wrocław.

In the report prepared by Jones Lang LaSalle and Hays Poland, entitled Office Market Profile: Poland, a situation of the office real estate sector in the most important Polish cities was assessed. Apart from the analysis of business services sector, considered as strategic for the development of economy, much room in the report was devoted to infrastructural investments, the assessment of the situation on the job market as well the quality of life in major business locations.

As Jadwiga Naduk, Head of Research & Consultancy, Hays Poland, Poland is considered as a country offering highly qualified employees (…) and it more and more often fulfils requirements of higher business processes, such as research and development or knowledge-based processes. Owing to a great number of students and high quality of office spaces, Poland remains an important centre of BPO/SSC.

Analysts predict that 2012 will bring growth in terms of a number of new office  investments put into use. At the end of the next year, investors will have the biggest opportunity to rent an office of over 1 thous. sq. m in Warsaw, Tricity and Cracow. The average accessibility will occur in Wrocław, Poznańm Łódź and Katowice. We predict growth in 2012, when developers have planned to put 540,5 thous. sq. m in 52 office buildings (about 10,4 thous. sq.m for a building), as Julita Spychalska, Head of Real Estste Department at Jones Lang LaSalle, summarizes.  

Currently, over 1 mln sq. m of modern office space are under construction, most of which falls on Warsaw (600 thous. sq.m). Apart from the capital, the dominant investment locations are: Wrocław (103 thous. sq.m) and Szczecin (88 sq.m). Until the new office building are not put into use, the supply gap will be noticeable, particularly in the capitals of Mazowsze and Dolny Śląsk.

Warsaw is also the leader of the lease market. In the first three quarters of 2011, about 440 thous. sq.m were rented in the capital. The second locations in terms of its popularity among tenants in Kraków (69 thous. sq.m of rented area). About half this number of offices were rented in Wrocław (36 thous. sq.m).
