Commercialisation of Wola House

Tenants can begin to sign lease agreements concerning office space in Unidevelopment’s new building.

The office block Wola House is going to be erected on 79 Aleja Prymasa Tysiąclecia in Warsaw. Unidevelopment, the investor, received a construction permit for a 19.000 sq metre building. However, the company has applied for an alternate permit to contract a building offering 22.378 sq m. The office block is planned to consist of 11 storeys above ground as well as 4 underground ones. This type of building meets the requirements of the spatial development plan approved by the city council. BNP Paribas Real Estate Polska is responsible for the commercialisation process, together with other agents who will establish cooperation with the consulting company.

Wola House is a groundbreaking investment in a way. Our investment will mark the beginning of economic development in this part of Warsaw. There are plans of creating more office blocks nearby. The investors appreciate the good infrastructure and easy access to other parts of the city – says Mariusz Sawoniewski, president of the management board at Unidevelopment LLC.

Wola House will be a class “A” office block, meeting the LEED or BREEAM requirements, for which certificates the investor is applying. An average space to lease will have ca. 2.130 sq. m. The ground floor will hold a communal area with a restaurant and office space. Wola House will offer open-plan offices, which the lessees will be able to divide and arrange at will. To ensure security in the building, it will be equipped with access control systems in the main hall and by the entrance to every rented office. Moreover, electronic control system will be installed by the elevators and in the parking lot. The underground storeys will offer 412 parking spaces. The architectural design was created by Arch Magic studio.

The glassed-in front of Wola House will directly face Aleja Prymasa Tysiąclecia, presenting the tenants with a panoramic view on Warsaw. Location by one of the main thoroughfares is very important for potential lessees wanting their premises to be prominent and easily accessible for their business partners. There are also shopping centres at proximity of the building, ideal places for lunches and shopping after work – says Piotr Maciąg, commercial market director at Unidevelopment LLC.

The construction is planned to be finished by the first quarter of 2015.
