The record level of lease

In the first quarter of 2011, the lease market of office space in the capital city reached a record-breaking level.

In the first quarter of 2011 the lease market of office space in the capital city reached a record-breaking level of 198 000 sq. m. As informs Warsaw Research Forum, it is the biggest quarterly value that have been observed, 31 per cent of the entire demand were pre-lease contracts for 61 000 sq. m.

The share of renegotiations was at nearly 24 per cent. The leased surface was expanded by 9 300 sq. m. WFR analysts informs that Warsaw currently has 3 466 sq. m. of a modern office space (the balance at the end of the first quarter of 2011), whereby the number of office building increased by one – Palac Mlodziejowskiego (5 000 sq. m.). The largest pre-let agreement was leasing 43 700 sq.m. in Miasteczko TP by Grupa TP.

The most important agreements in the city centre of Warsaw were Rondo 1 (Frontex – 8 800 sq. m., renegotiation and expansion), Hortus (two companies from ING group – 7 200 sq. m., pre-let) and Warsaw Trade Tower (MSD – 5 350 sq. m., renegotiation and expansion). Important lease contracts awere also singed outside the city centre of the capital city, including: renegotiation of 5 600 sq. m. in Kopernik Office Building I (Sygnity), renegotiations of 4 400 sq. m.in Cirrus (GlaxoSmithKline) as well as the new agreement concerning 4 400 sq. m. in University Business Center (Emmerson).
