The first office investment of a local developer – 3ONE – was fully rented by an international engineering company CH2M.

The first office investment of a local developer – 3ONE – was fully rented by an international engineering company CH2M. The tenant is going to occupy 13 400 sq. m in a newly realized office named CH2M Center. The company was represented by a consulting agency Knight Frank in the transaction process and the owner of the building was represented by CBRE. Crido Legal office was responsible for law aspects.

 

CH2M is going to launch the first Global Engineering Center in the world in the capital of Little Poland. Moreover, it is going to develop the already existing Shared Services Center. In result, the company is planning to increase the employment by 800 people by the end of 2017. As a target, 1200 employees will be hired in that new Cracow headquarters.

 

The objective of the new center will be benefitting from experiences of Polish engineers on the biggest infrastructural, industrial and flood projects all over the world. We are glad that our employees will soon have an opportunity to work in one of the most modern office buildings in a perfect location in Cracow – says Joanna Bensz, Managing Director, CH2M Poland.

 

The CH2M Center office building is currently being realized at Maria Konopnicka 31 Street. The concept of the project envisages launching of an office with technically advanced areas adjusted to the tenant's needs and in accordance with the current trends. The structure will be commissioned in the third quarter of the following year. Office areas will be designed for the tenant in accordance with the modern principles of arrangement in offices so that they could support cooperation of international project teams and create organizational culture of the company based on sharing of knowledge. The Cracow architecture studio of CH2M will be one of the companies engaged in arrangement of the office.

 

CH2M is an international engineering company which cooperates with clients from the public and private sector. It realizes one of the most developed infrastructural and industrial projects all over the world. Furthermore, it specializes in design, technical consultancy, management of investments and investment programs' realization, as well as exploitation and maintenance of movement.

 

Cracow is one of the best cities in the country to locate a business. There are a lot of companies from the BPO/SSC and IT sector in the capital of Little Poland. In result, demand for office areas is noticeable in Cracow. High demand for office areas discounts developers who realize over 20 office projects on this market. In effect, the total office resources in the capital of Little Poland will exceed 750 thousand sq. m by the end of this year. They may increase by over 100 thousand sq. m in the following year. The interest on the part of present and potential tenants, with whom we meet every day, instils optimism which is confirmed by a high share in pre-let contracts. Therefore, we do not expect a diametrical increase of vacancy rate, which amounted to 4 per cent at the end of the third quarter – comments Monika Sułdecka – Karaś, Regional Director and Partner in Knight Frank, who manages the company’s department in Cracow.

 

Cracow has had the lowest vacancy rate for years. We are observing more and more office transactions that exceed 10 thousand sq. m, including consolidations. Well-thought, well-located and characterized by modern architecture office structures in Cracow are products that arise great interest among tenants.
